What does Unistays Rental actually do for a landlord each month?
We list your property on the main booking platforms, handle enquiries and guest vetting, arrange check-in and check-out, coordinate cleaning and linen between stays, deal with maintenance call-outs, and collect and pass on rental income with a monthly statement.
How much do you charge for managing a short-term let?
Our fee is a percentage of the rent we collect, agreed in writing before we start, so we only earn when your property earns. There is no charge while the property sits empty between bookings.
Do I need to be present for guest check-ins?
No. We arrange self check-in with a key safe or smart lock where the property allows, and we send guests clear arrival instructions. If you prefer a meet-and-greet, we can arrange that instead.
Who is responsible for cleaning and linen between guests?
We schedule the turnaround, brief the cleaners and keep spare linen moving so the property is ready for the next arrival. Cleaning costs are passed through at the rate we pay, shown separately on your statement.
What happens if a guest damages something or causes a problem?
We hold a damage deposit or require a booking platform's cover where possible, document the property before and after each stay, and raise any claim with you straight away. We cannot promise every claim will be paid, but we will pursue it properly.
Can I still use the property myself during the year?
Yes. Tell us the dates you want and we will block them out of the calendar so no guest can book over them. Many owners keep a few weeks each year for family or personal use.
